Confirm Your Appointment: After scheduling, you’ll need to sign the agreement and pay the initial inspection fee within the first two hours to confirm your appointment. Please do not make an appointment until the time is verified and confirmed with all parties involved. Why do we do this. We are in demand and our schedule is typically full. We have had cancellations at the last minute. This harms our inspectors, and our company. We want everyone involved to have some "skin in the game". We do have a cancellation policy explained below. We do enforce this policy.

Cash or Check: Due before we begin the inspection.

Step 2: Thorough On-Site Inspection

Our inspectors spend 3-5 hours on-site, depending on the size and condition of the home and your curiosity.

If there are a lot of issues, we want to stay and document them all.

If you want to discuss the issues, we will stay and answer your questions.

Step 3: Detailed Report & Consultation and Guidance

Same-Day Delivery Goal: We aim to deliver your report the same day. Inspections are completed in the morning, reports are written in the afternoon, and delivered by evening. In rare cases, reports may be completed the next morning, and your inspector will let you know if that’s the case.

Final Invoice: The final bill may change if, with your permission, we add or remove extra services during the inspection. A final invoice will be sent, and payment must be made before the report is released.

Sewer Scope Inspection-$295

What it is: Camera inspection of your sewer line to identify blockages, cracks, or tree root intrusions.

Risks

Clay tile sewers: high probability of problems due settlement and root intrusions.

PVC sewers: have lower risk but aren't immune to issues.

Rewards: Identifying sewer problems early can save you thousands in repairs and get you started on a maintenance plan to manage tree roots. They are very common.

Mold Testing -Starting at $195

What it iMold?Mold is a fungus that grows in damp environments and can cause health issues.

Risks:

Mold causes allergies, respiratory problems, and structural damage.

Rewards: Testing identifies mold growth and moisture sources, allowing you to address the problem before it worsens.

Our Philosophy on Mold Testing:

Mold air testing should be done if a person living in the home has an immune deficiency, asthma, or mold allergies.

IMPORTANT: If we see visible mold, we will photograph it, use a thermal imager and moisture meter (if possible/needed) to prove, or disprove the presence of water. This will be done during our normal inspection. We do NOT recommend testing if we see visible signs of mold. We recommend cleaning it first and then testing to confirm it was cleaned properly.

The key to controlling mold is controlling water. We’ll help you identify and address moisture issues to prevent future growth. IN SHORT, I DO NOT BELIEVE IN AIR SAMPLING FOR MOLD UNLESS YOU HAVE A HEALTH ISSUE AND WANT TO MAKE SURE THE AIR IS CLEAN.

Pool Inspection-$90

What it is: We test/operate the pool equipment, check the perimeter fencing, gates, latches, doors, alarms, GFCIs, deck, coping, bond beam, equal potential bonding,

skimmers, pumps, filters, heaters, drains, and the pool surface.

Risks: Cracks, leaks, or faulty equipment can lead to costly repairs, severe injury, or high water bills

Rewards: Ensures your pool is safety and in good working condition.

Termite Inspection-$125 (Starts at)

What it is: Inspection for termites and wood-destroying insects along with completing

the NPMA-33 form which is required for VA Mortgages.

Risks:Termites can cause significant structural damage if left untreated.

Rewards: Early detection can save you thousands in repair costs and provides the form needed for your FHA/VA loan.

Elevation Plots-$125 (Starts at)

What it is: we use a mercury-based foundation altimeter to measure the foundation elevations across the property to assess its condition.

Risks: We will be looking for signs of significant settlement during our normal inspection. Our process of performing the inspection does not change. We don’t guarantee that we will find drops in elevation.

Rewards: Provides an idea on how well the foundation is performing.

3D Capture & 2D Schematic Plan- $125 for both (Starts at) -$100 without the 2D Plan

What it is: a 3D capture is an AI twin of the property. You can do a virtual walk through with any device and if feels like you where there. You can measure anything, defurnish it, and more.

A 2D Schematic Plan is a floor plan of the property. It provides with accurate measurements of all exterior and interion walls.

The reward: helps viewing a home listing, reduce property visits, virtually visit the property anytime, anywhere, furniture fitting, measure any space, facilitates renovation planning, share with contractors, and more.

2. MOLD INSPECTIONS (Stand alone)

Air Quality Test: This test is ideal for anyone who wants to know if mold is present inside the home, whether it’s hidden or visible on surface. It is also performed when you have water damage.

Inspection process:

1. We take air samples with our Breeze Mold Pump (or swab a surface sample),

typically one outdoor and 2 indoor for homes up to $2400 square feet; bigger

homes need more samples;

2. Priority Lab or Sporecytes analyze the samples for all types of mold; results will be available within 48-72 hours from the collection;

3. You will receive an email when your mold report is ready.

Surface Swab: it is recommended when you see dark stains or discoloration on a surface to determine if it’s mold – and what type of mold it is.

Mold Assessment: it includes an air quality test and/or a surface swab, along with a full visual inspection to identify the source of mold and moisture. Advanced technology such as infrared thermal imaging scan and moisture meters are used to

locate hidden issue and confirm areas of concern.

Remediation Protocol: It is performed when you want the licensed mold assessor to not only perform the mold testing and inspection, but also write a detailed plan for how the mold remediation should be carried out. It’s important that this protocol be written by an independent party — like us — not by the remediator who will perform the cleanup, to ensure an unbiased and accurate scope of work.

Post Remediation Verification: it’s a clearance inspection performed after the mold remediation has been completed. During this assessment, we return to the property to ensure the remediation was done correctly and that no mold remains on any surfaces or in the indoor

air environment.

Mold Testing/Inspection Process:

1. At the time of the inspection appointment, we take air samples with our Breeze Mold Pump (or swab a surface sample, or both), typically one outdoor and 2 indoor for homes up to $2400 square feet; bigger homes need more samples; if an assessment was scheduled (instead of just testing), we will also perform an inspection at this time;

2. Our Breeze or Sporecyte labs analyze the collected samples and compares the indoor results to the outdoor control sample to determine whether mold levels inside the home are elevated or abnormal; Results are issued within 24-48 hours from the collection;

3. You will receive an email once the mold report is ready.

3. STRUCTURAL ENGINEERING EVALUATIONS

FHA/VA Hud Certification ($425): We can perform a Housing and Urban

Development (HUD) structural engineering inspection in accordance with the

Permanent Foundations Guide for Manufactured Housing (PFMGH). We visually assess

the foundation to confirm it’s permanent, attached, sound, and fully supported. A

custom engineering report is then prepared for you and your lender.

Engineer’s Foundation Evaluation ($785): its purpose of an engineering foundation

evaluation is to have a licensed engineer assess and determine, to the extent possible,

the current condition of the foundation and identify any necessary repairs, whether

immediate or potential future concerns.

Engineer’s Structural Letter ($695): An Engineer’s Opinion Letter is a certified

document prepared by a licensed structural engineer to verify that an attached

structure—such as a porch, deck, addition, or carport—is not exerting pressure on the

main structure and does not compromise the integrity of the primary foundation or

building.

Engineer’s Inspection Review ($295): An engineer can analyze the visual evidence presented

by a home inspection, such as cracks, sloping floors, or other potential indicators od foundation

movement, and provide a professional opinion on whether there is justifiable concern that

warrants further investigation.

• Engineer’s Damaged Truss Evaluation ($695): A structural engineer inspects roof trusses that are cracked, cut, sagging, or improperly modified. The engineer determines the extent of the damage, evaluates whether the truss can still safely support the structure, and provides a repair plan or letter with the exact corrections needed (such as gusset plates, reinforcement, or sister members) so a licensed contractor can complete the repairs properly.

Engineer’s Load Bearing Wall Evaluation ($595): A structural engineer inspects roof or floor trusses that are cracked, cut, sagging, or improperly modified.

The engineer determines the extent of the damage, evaluates whether the truss can still safely support the structure, and provides a repair plan or letter with the exact corrections needed (such as gusset plates, reinforcement, or sister members) so a licensed contractor can complete the repairs properly.

4. ZIP LEVEL FOUNDATION INSPECTION - $350

If you suspect that your property might suffer major foundation settlement and don’t

want to pay for an Engineer’s Foundation Evaluation unless you need to, we can

perform a foundation inspection by using a mercury-based altimeter that measures

foundation elevations across the property. If the elevation differentials are greater than

1.5 inches, then you will need an Engineer’s Repair Plan (additional $435).

5. ENVIROMENTAL TESTING

FHA/VA Well Water Test – starts at $350

FHA and VA loans require that properties with private wells must be tested for key

contaminants like coliform bacteria, nitrates, nitrites and lead. The testing must be

done by a state-certified laboratory, and the results must be submitted to the lender to

ensure the water meets safety standards.

Q: What does the Pro Test Kit test for?

A: Our Pro Test Kit tests for Total Coliform, e.Coli, Nitrate-N, Nitrite-N, Lead.

Q: What’s the inspection process?

A: Once you schedule the appointment, an inspector will collect three water samples at

specific locations and fill out a Chain of Custody.

Q: What’s the turnaround time?

A: Collections need be collected Monday through Wednesday. Bacteria needs 2 days

to grow in the lab and results are available within 48-72 hours from the collection.

Q: Can the client collect his own samples and send it to the lab?

A: No. A sterilized water bottle kit containing chemicals is needed along with a chain of

custody procedure. FHA/VA lenders have set very strict requirements and failing them

will affect your ability to get a loan.
