ENGINEER'S INSPECTION REVIEW $295

The purpose of an engineering inspection review is to assess the home or condo inspection report for signs of structural or foundation deficiencies. An Engineer will analyze the visual evidence presented, such as cracks, sloping floors, or other potential indicators of foundation movement, and provide a professional opinion on whether there is justifiable concern that warrants further investigation. If the findings suggest the possibility of deeper structural issues, the Engineer may recommend a full Engineer’s Foundation Evaluation where actual elevation measurements are surveyed for the purpose of calculating tilt and deflection.

This Engineering review is based solely on the visual information included in the inspection report gathered by our highly trained staff of inspectors.

ENGINEER'S FOUNDATION EVALUATION $785

The purpose of an Engineer’s Foundation Evaluation is to have an Engineer investigate and determine, to the extent possible, the foundation’s current condition and any necessary repairs that may be needed immediately and/or in the future. We, through a partnership with Noble Engineering Services, understand that foundation issues can be a cause for concern for property owners, and we aim to provide clear and concise information to help you make informed decisions about any repairs needed for your property. The evaluation by our team generally includes:

  • Documenting visual observations made during a physical walkthrough;

  • Observing factors influencing the performance of the foundation;

  • Conducting an interview of occupants/owners/managers regarding a history of the property and foundation;

  • Reviewing pertinent information including Geotech reports, construction drawings, field reports, and repair docs;

  • Providing elevation, deflection, and tilt calculations to assess foundation performance and establish a baseline;

  • Providing a detailed conclusion and Executive Summary.

HUD FOUNDATION CERTIFICATION $425

HUD foundation requirements, primarily for manufactured homes seeking FHA financing, mandate a permanent, site-built foundation using durable materials (concrete, masonry, treated wood) with frost protection, proper anchoring to resist uplift/shear forces, and adequate ventilation, all designed or certified by a licensed engineer to meet HUD's Permanent Foundations Guide for Manufactured Housing and local codes. Key elements include footings below the frost line, secured piers, and a perimeter wall, with strict tie-down systems and moisture control. 

  • Permanent & Site-Built: Must be a permanent structure, not easily movable, built on-site.

  • Durable Materials: Constructed from concrete, mortared masonry, or treated wood.

  • Engineer Certified: A licensed Professional Engineer (PE) must design or certify the foundation meets HUD standards.

  • Load Bearing: Must transfer all loads (wind, seismic, snow, dead loads) to the soil.

  • Frost Protection: Footings and piers must extend below the local frost line to prevent heaving.

  • Anchoring & Tie-Downs: Securely anchor the home to the foundation to resist horizontal and uplifting forces, often involving straps/brackets connected to footings.

  • Perimeter Wall (Skirting): A self-supporting, permanent wall (e.g., masonry) on a footing enclosing the crawl space to deter vermin and manage moisture, with access.

  • Crawl Space: Requires vapor barrier (6-mil plastic), proper ventilation (1 sq ft net area per 150 sq ft floor), and drainage away from the home. 

ZIP LEVEL FOUNDATION INSPECTION $350

A Zip Level is a precision altimeter used in foundation evaluations to measure elevation differences across a property. Unlike a traditional laser level, it doesn’t require a line of sight. Instead, it uses a pressurized fluid-filled hose to detect height variations from one point to another. It allows inspectors to:

  • Measure floor elevations throughout the home with high accuracy.

  • Detect sloping or uneven floors that may indicate foundation settlement or movement.

  • Identify significant elevation differentials that may require engineering review or repair.

DAMAGED TRUSS EVALUATION $695
