The Elite advantage

Your building has connected systems.
Your inspection team should, too.

A moisture stain may raise a roofing question, a mold concern and a structural question at the same time. With Elite, you have a team that can connect those findings and help you understand the next step.

Our commercial property inspector works with a Florida licensed mold assessor and structural engineering expertise through our partnership with Noble Engineering Services. Add our WDO and sewer scope services, and you have one point of contact for a broader range of property concerns.

That is the value of a one-stop shop: less time tracking down separate providers, less repeating the same concerns, and a more coordinated approach to your due diligence.

One point of contact. The right expertise.

Start with the inspection.
Let the findings guide what comes next.

Your commercial property inspection gives us a starting point for recommending additional services. We explain what a finding may mean, which specialist service could answer the question, and when an add-on would offer little value for your situation.

01 / COMMERCIAL

Commercial property inspection

02 / MOISTURE & MOLD

03 / STRUCTURE

Structural engineering

Structural concerns can be addressed through our engineering partnership, with the appropriate review or evaluation scoped for the property.

04 / WOOD-DESTROYING ORGANISMS

WDO inspections

Wood damage, termite indicators or transaction requirements may call for a dedicated wood-destroying organism inspection.

WDO inspection services ↗
05 / BELOW THE SURFACE

Sewer scope

A camera inspection can investigate accessible sewer lines where the agreed building inspection cannot show conditions inside buried piping.

We recommend services for a reason, rather than automatically adding every test. Additional services are separately scoped and priced. A visual inspection cannot rule out every concealed condition or every need for further investigation.

Coastal specialists · Florida Panhandle

We know what coastal buildings are up against.

Salt air, wind-driven rain, persistent humidity and storm exposure put coastal properties through their paces. Our local perspective helps us connect visible corrosion, moisture intrusion and deterioration with the questions that matter for your building.

When a concern calls for mold assessment or structural engineering, you already have a team to turn to. When it does not, we can explain the reasoning behind our recommendation.

The building, system by system

What can a commercial inspection cover?

The final scope is agreed before the inspection. Depending on the building, access and assignment, the assessment may include the following visible and accessible systems.

01 / BUILDING ENVELOPE

Roof & exterior

Roof coverings, drainage, exterior walls, windows and doors, with attention to visible damage and signs of water intrusion.

02 / STRUCTURE

Foundation & structure

Accessible structural components and visible conditions that may warrant further evaluation by a qualified specialist.

03 / MECHANICAL

Heating & cooling

Accessible HVAC equipment, visible condition and observable concerns within the agreed inspection scope.

04 / ELECTRICAL

Electrical systems

Accessible electrical components and visible concerns. Equipment access and evaluation methods depend on safe conditions and the agreed scope.

05 / PLUMBING

Plumbing systems

Visible water supply, drainage, fixtures and water-heating equipment, including observable leaks or deterioration.

06 / INTERIOR & SITE

Interiors & site conditions

Accessible interior areas and agreed site features, such as walkways and surface drainage, including visible maintenance and safety concerns.

Inspections have limits. Concealed conditions, destructive testing, specialist evaluations and regulatory certifications are not automatically included. Access restrictions and any additional services should be defined in the written agreement.

Condition assessment & code enforcement

A building’s condition
is bigger than code.

A worn roof or aging HVAC system can matter to your investment even when no code violation has been established.

A commercial property assessment focuses on the building’s observed physical condition within an agreed scope. It can identify deterioration, maintenance concerns and visible safety issues that affect how you evaluate the property.

Code enforcement is a separate regulatory function handled by the applicable authorities. A commercial inspection does not certify compliance with current building codes, zoning, accessibility requirements or fire regulations, and it does not replace permit inspections or a certificate of occupancy.

For a change of use, renovation or specific compliance concern, discuss the required review with the local authority and appropriately qualified professionals.

Before you book

Commercial inspection
questions, answered.

Have a property-specific question? Call or text 850-338-7425.

How much does a commercial inspection cost?

Pricing depends on the building’s size, use, systems, access and requested scope. Contact Elite with the property details for a commercial quote. Residential package prices should not be assumed to apply.

Is this the same as a code inspection?

No. A commercial property inspection assesses observed conditions within an agreed scope. It does not certify code compliance or replace inspections by the local building or fire authority.

Can you provide a property condition assessment (PCA)?

Tell us what your lender, buyer or transaction requires before booking. The term PCA can refer to a specific scope or standard, including ASTM E2018. Any required standard, cost estimates or additional deliverables must be expressly agreed; they are not implied by a general commercial inspection.

Are mold testing and other specialty services included?

Mold assessment, structural engineering, WDO and sewer scope are available through Elite’s team and service network. Your commercial inspection findings help us recommend which follow-up services are warranted. Additional services are agreed and priced separately; not every building needs every service.

What should I send when requesting a quote?

Send the property address, approximate square footage, current use, number of buildings, any known concerns and your inspection contingency or due diligence deadline. Let us know about access restrictions and any required reporting format.
